Designed Around the Problem
We had worked with this client a few years earlier when they purchased their first condo. At the time, we helped reconfigure a very tight kitchen footprint, finding ways to add storage while keeping the space functional and visually clean.
A few months ago, we got a call.
“We’ve been looking for you.”
They had just purchased a new place — a significant upgrade, with incredible views — but the kitchen came with a serious problem. One that’s common in older co-op buildings, but rarely easy to solve.
The main gas line for multiple units ran directly through the middle of the kitchen.
The Constraints
Before any design began, we had to work within a very clear set of limitations:

The gas line could not be moved (cost and co-op restrictions)

The kitchen had to remain in its current location

The space needed to stay open to the dining area

Storage had to increase beyond the previous kitchen

Appliance placement had to support proper workflow without crowding
This wasn’t a typical remodel. It was a problem that needed to be solved — not avoided.
Turning a Limitation Into a Feature
Instead of fighting the gas line, we made a decision early on:
We would design around it — and make it disappear.
Rather than leaving it exposed or boxing it in awkwardly like many units in the building, we built a structural wall around it. Then, to balance the space, we introduced a second parallel wall — which allowed us to fully integrate the refrigerator.
That move changed everything.
Not only did it eliminate the visual disruption of the pipe, but it also allowed us to use a full-depth refrigerator, giving the homeowners significantly more storage capacity — something that mattered for their growing family.
Reworking the Layout
With the new structure in place, we rethought the entire kitchen.
We furred out the wall to conceal plumbing lines and repositioned the sink to its proper location under the window. The range was also relocated to improve workflow and spacing.
In the previous kitchen, we used a microwave over the range with recirculating ventilation. That approach wouldn’t work here. The client wanted stronger ventilation, so we introduced a dedicated hood system and created a new built-in location for the microwave — off the counter, integrated into the cabinetry.
This move also gave us more countertop space, additional storage, and even informal seating options.
Extending Beyond the Kitchen
This project didn’t stop at the kitchen.
We designed a custom wall system that incorporated a recessed niche for a 75” TV, paired with an integrated electric fireplace that adds both heat and a focal point to the living area. All wiring and control components were concealed for a clean, uninterrupted finish.
We also addressed another major challenge: integrating a laundry unit into the apartment — a critical upgrade for long-term livability.
The Outcome
What started as a constraint-driven project became a fully reimagined living space.
This is what defines our approach. Kitchen remodeling is not just about selecting finishes — it’s about solving problems, adapting in real time, and making decisions that improve how the space works long after the project is complete.
