Turning an Underutilized Utility Room into a High-Function Space

Converting this old boiler room just off the garage of a Pelham Manor townhome was, in many ways, a no-brainer. The room already existed, but like so many utility spaces, it had been reduced to little more than a storage area — a place to hold extra items simply because it housed the gas and water meters, the electrical panel, and other mechanicals.

Most homeowners assume that if a space is labeled a “utility room,” it can’t really be used for much more than temporary storage. We approached this project with a different mindset.

Building code requires clear access to mechanical systems in case of emergency — but as long as those rules are respected, there’s far more flexibility than people realize. With proper planning, even a room like this can become a fully functional, thoughtfully designed part of the home.

Reworking the Space from the Inside Out

We began by opening up the room, removing existing finishes and adding insulation to improve comfort and performance. From there, the design focused on creating access — not hiding it.

A custom cabinet was designed to house the electrical panel, allowing it to remain fully accessible while visually disappearing into the space. We also redesigned the access to the gas and water meters, widening the opening so servicing could be done easily and safely when needed.

With the infrastructure addressed, we could finally turn our attention to the real purpose of the room.

A Purpose-Built Laundry Layout That Actually Works

New side-by-side laundry units were installed and wrapped with a continuous quartz countertop above. This detail wasn’t just about aesthetics — it was designed to allow the units to be pulled out for servicing without removing surrounding finishes.

A small utility sink was added alongside the washer and dryer, and upper cabinetry provided much-needed storage without overwhelming the room. Every inch was considered for both function and long-term usability.

It’s the combination of thoughtful planning and careful execution that turns a utilitarian room into a space that feels intentional, comfortable, and easy to use.

A Purpose-Built Laundry Layout That Actually Works

Access into the room was tight, and we were intentional about avoiding a traditional swinging door. A door opening outward would interfere with the stairway, while an inward-swinging door would disrupt movement inside the laundry room itself.

Instead, we incorporated one of our favorite solutions: a pocket door with a frosted glass panel. From the outside, it adds a clean, modern design element. Inside the room, it can be closed off for privacy without making the space feel closed in or claustrophobic — a small detail that makes a big difference in daily use.

Light, Finish, and the Final Touches

LED under-cabinet lighting was added to brighten the workspace and bring light exactly where it’s needed. Combined with the quartz surfaces and custom cabinetry, the room took on a polished, high-end feel — far removed from its former life as a forgotten utility space.

This project is a great example of how a little creativity, paired with solid design and execution, can unlock far more function than homeowners often expect. The difference between a space feeling contractor-grade and truly premium comes down to planning, detail, and thoughtful decision-making from the start.
