Design concepts and layout development only begin after we enter into a formal Pre-Construction Design Agreement, where precise measurements and structured planning take place.

03 Design Presentation & Structured Revision
When we present your initial design, it reflects your spatial needs, functional priorities, and real build requirements. This is a developed direction — not a rough sketch.
It is completely normal not to feel fully aligned with every element of the first presentation. For that reason, one structured revision is included. During this phase, we refine selections, adjust layouts, and ensure the final direction feels right before a single wall is touched.

04 Architectural Coordination & Permitting
Not every renovation in Westchester requires permits or architectural filing — some projects involve layout updates and finish changes only. But when structural adjustments, plumbing relocation, or electrical reconfiguration are involved, we introduce architectural coordination only after the design and scope are clearly defined.
Because we complete detailed field measurements and develop a resolved layout before engaging our architectural partners, they are typically reviewing and formalizing a developed plan — not drafting from scratch. This sequencing often makes the filing phase significantly faster and more efficient.
Architectural and permit-related fees vary by scope and municipality and are always discussed transparently before submission.
